Q & A With Don Goodale

How long have you been in the Real Estate Industry?

I’ve been in the business for over 20 years working at Century 21 Miller Real Estate Ltd, Brokerage. I also have extensive training in sales and marketing with a background in the auto industry. After selling cars for over 20 years I decided it was time to put that experience to use in the Real Estate industry.

Why Real Estate?

I’ve always had a passion for Real Estate and the choice was clear to me at the time, I had the skills and the drive to pursue a new career. There were two driving forces behind my decision to move over to Real Estate, one was Bill Miller, Broker/Owner of Century 21 Miller the other was Clare Mclean, a seasoned Real Estate Agent at Century 21 Miller.

Bill was a long-time friend and opened the door for me when I decided to move into the Real Estate world. He has fully supported me ever since. Clare was a real mentor to me when I started and taught me the value of human contact, relationship building and the power of something as simple as a written note in the mail.

What is your life philosophy?

It’s simple, people like to do business with people they trust and like. I believe in building long- term relationships, built on trust and strive to do the best for people at any given time. I always approach every situation with honesty, integrity and sincerity.

For me there are three basic rules: Never treat clients as objects; never get too serious; and always keep a sense of humour.

You’ve been in the industry for over 20 years what is your greatest struggle?

The Real Estate business is 24/7, 365 days a year and is very time consuming so you tend to internalize the wants, needs and desires of clients. Ultimately this means I am very involved and have become very close with many clients.

So what do you like the most about the industry?

It’s a people business and I thrive on meeting new people and learning from them. I don’t take trust lightly, or for granted, and work hard to earn that with every new person I meet. Usually this is a long-term relationship and I find it very rewarding to see the growth of our clients’ families as we help them through their changing Real Estate needs.

Every day is literally a new day in Real Estate, you never know what you’ll be doing, where you will go or who you will meet up with.

You were once independent and now work with a team, what’s the greatest benefit of that?

We have a great cohesive team effort here with lots of trust, and we have fun along the way! Our team has many years of experience and expertise and we draw on that whenever we can, ultimately ensuring our clients receive the service they deserve for their Real Estate Marketing.

The team makes me better at what I do. With a team we have a built-in network for referrals of properties, potential buyers and sellers that we would not otherwise have. Through the collective time and energy of an entire team we are able to give 100% attention to each client's needs.

There’s also a great mesh between myself and Brad Miller, as we both bring our individual strengths and experience to the table.

We also have a great network of “suppliers” in our builders, developers, photographers, floor planning people, and always work with people that have the same philosophy and ethics as our team.

You have a long-standing family history in Oakville spanning over 100 years?

Our family has a long-time connection to the history of Oakville, and I’m proud that. It’s important to me to remember that history and I’m committed to being a part of, and giving back to the community I grew up in. I was born and raised in Oakville and I want to know that I can hold my head high when I walk down the street.

I am keenly aware of the value of networking and partnerships, and have developed strong ties within the community. As a lifelong resident of Oakville I have a large network of friends and family in the area.

It’s really interesting to me to drive by the Ford Plant and know that it used to be farmland that was leased by my grandfather. My grandmother used to work at the old Post Office that was on Navy Street and there used to be a Basket Factory at Cross and Trafalgar that is long gone.

To me, that’s what Oakville is all about, its history, and if I can give some of that history to our clients then I am a happy man.

Q & A with Brad Miller

How long have you been in the Real Estate Industry?

I’ve been in the Real Estate business for over 15 years, 12 as a Broker and over 3 years as an Agent Training Manager focused on expanding marketing and sales initiatives within Century 21 Miller.

Why Real Estate?

The Real Estate industry has always been in my blood. I grew up working for my father, Bill Miller, Broker/Owner of Century 21 Miller for over 45 years. He put me to work in the office when I was still a kid, emptying garbage cans and vacuuming the offices of Realtors. As well, my degree in Urban planning and an undergrad in philosophy helped set me on a career path towards becoming a Realtor.

After I became a Broker, Don Goodale, a long-time friend of the family and Number #1 Agent in the office for years, and I decided to put a team together. We are both of like-minded philosophy believing it is beneficial to have a clear, successful, innovative Real Estate marketing plan in place based on integrity, trust and results.

What is your Philosophy?

Tell people what they need to hear, the truth, not necessarily what they may want to hear, so that in the end they can make good business decisions. It is so simple to always do right by people; if you do, everything else will fall into place.

You’ve been in the industry for over 15 years what is your greatest struggle?

It’s personal to me, not just a business, so I find myself internalizing our clients’ worries. It’s always my focus to ensure that people have an easy transition whether they are selling or buying; and in so doing I tend to build personal relationships with clients and worry about making sure they are doing the right thing at the right time.

So what do you like most about the industry?

The friendships that I have formed with clientele are very special to me.

There’s a real sense of accomplishment when everything clicks and knowing the job is done right, it means I have helped make my clients lives easier

What’s the biggest benefit of working with a team?

Our team is unified in our value system, to do the best for our clients always and to guide them in the decision making process effectively so they make the right decision at the right time. With multiple team members focused on the listings, in touch with their network and in tune with what is going on in the market means clients are getting the best service possible. Real Estate is a 24/7 job and with a team that means there is always someone available.

It’s great having the resources and knowledge of the team as a sounding-board for marketing strategies and for sharing information. It’s a two-way street that makes this successful. We pass information on and are always on the look-out to try and help all the team members.

What does living in Oakville mean to you?

I was born and raised in Oakville and have a solid history in the area. I’ve grown with Oakville and witnessed how it has transitioned and changed over the years.

I’m proud to raise my family here and am glad that I can now act in a way to give back philanthropically to the community that I call home.

We recently used Brad Miller and his team for the sale of our house in Joshua Creek and are delighted to provide the following testimonial of Brad and his team.  I initially invited Brad to pitch his credentials to represent us in the sale of our house for two reasons 1) Brad and his team are well known in Oakville, highly successful and appear to be “in the flow” especially with respect to real estate transactions at the mid to high end of the price point range, and 2) because my family had had prior successful dealings with the GoodaleMiller Team and were very happy with the outcome.  

Having said that, given that our property was somewhat unique in that it was a premium property located in a new neighbourhood with limited precedent transactions, I knew that determining the right market / asking price was going to be a challenge (it was apparent that our property was going to set a new precedent in the area) and, as a result, I decided to meet with several agents to determine which would be best suited to represent us.  

We called the usual suspects in the Oakville market and, to be honest, I was expecting them all to be pretty close with respect to their views, insight and approach.  Surprisingly they weren’t.  Brad was by far the most prepared prior to our meeting (he was the only one to ask to come and see the house first before coming to a view on pricing strategy – the only one!)  All the others simply did a quick walk through at the beginning of the meeting and then began to tell me about how they would market our property.  When I asked them to provide a view on pricing they said it was really going to depend on other similar transactions in the area.  One highly recognized and productive agent was adamant that there was no way we could expect to get more than what had already been achieved in our neighbourhood (he turned out to be wrong by nearly $200K).  The others were very hesitant to go much above the precedent high.  But Brad was adamant and was able to demonstrate that we could get a new high in the area (perhaps not as high as my wishful thinking but certainly quite a bit higher than what had been achieved).  In the end, Brad proved to be right.  We got very close to asking (I believe it was 99%) and the process went smoothly and, more importantly, very quickly.

When it comes to the quality of marketing material and access to potential buyers, Brad and his team are as good if better than the other well known agents in Oakville.  However, his understanding of the market and pricing certainly proved to be better than the rest (and at the end of the day, that’s one of the most important considerations – to maximize the value of the property).  Overall we are very happy we went with Brad and wouldn’t hesitate to recommend him to other prospective sellers. ~J.P. Meghan joins GMT as a sales representative after gaining valuable experience as the Senior Reception Coordinator for Century21 Miller Real Estate Brokerage Ltd. Her interest in real estate began at a very young age and has not wavered.
