When it comes time to close on Oakville homes for sale, horrible things can happen! Maybe the pipes will burst, maybe the seller will change their mind, maybe your cashier’s check will fall apart and you’ll have to take the bus to the office to sign the paper. Or maybe nothing bad is going to happen and all you need to do is take a deep breath, take a step back and realize you’re about to get a beautiful home that’s yours. Here we’re going to talk about the most common bad things that happen and how to fix it, so let’s get started!
“Where’s the Keys!”
It’s actually really common for you NOT to get all the keys you need to open up the house. Don’t panic! It’s okay! You’ve already been through the rough parts; you’ve looked at Oakville luxury homes for sale and found the one you wanted. The keys are almost always left on the kitchen counter, and all you have to do is get in the house. Don’t try to go in through a window (plate glass is terrible stuff), call a locksmith instead. When you get the bill forward it to the sellers, it’s their responsibility to get you your keys at closing.
Don’t be afraid to ask how many keys for how many locks and count the keys before you leave the office.
“Oh no! What a Mess!”
This should NEVER happen with Oakville luxury real estate, but there’s a first time for everything. If you walk into your brand new home and things are missing, there’s a mess and you just don’t know what to do, calm down. Like missing keys, they’re going to have to pay for this. Some sellers have gone as far as to run off with WALL MOUNTED MIRRORS, leaving the new owners really confused. If it was mounted to the wall permanently, it’s not unreasonable to expect it to be there when you move in. This can all be avoided by a pre-closing inspection; there may be an extra fee involved but you’ll have the peace of mind knowing what you’re buying is what you wanted.
You can include a cleaning clause as part of your offer; cleaning up their mess is expected of the previous owners or sellers and it doesn’t hurt to put it in the contract.
There are other worst case scenarios that can come up on closing day; you’re going to want to make sure that you speak with your lawyer about any changes that you and the seller may make on closing day. You could end up paying lost interest or even worse higher fees for wasting your luxury Oakville real estate lawyer’s time.
