When you’re selling Oakville real estate (or luxury real estate!), there are things you have to disclose. Under Canadian law you have to answer direct questions truthfully and honestly to the best of your abilities. If they don’t ask you about the weird people on the corner with the pink flamingos in their yard… you don’t exactly have to tell them about the time they chased your dog with a tuning fork up and down the street, but you might want to. The last thing you want to do is end up looking like you’re trying to conceal something they need to know.
Most People Move to Avoid Bad Neighbourhoods
Let’s face it, most of us are moving AWAY from something, not towards it. If you live in a weird neighbourhood you’re trying to move out and that’s why your home is on the market. Buyers know this, and most of the time people are moving away from a bad school or away from noisy neighbours – which means if they ask you about the guy next door blaring Def Leopard and 10 am, you’re going to have to tell them it’s something he does every third Tuesday each month. But one noisy neighbour a bad neighbourhood does not make!
What is a Bad Neighbourhood Anyway?
We’re Oakville luxury realtors and we’ve seen it all. Sometimes it’s good, sometimes it’s not so good. Most neighbourhoods, even the first time home buyer areas in Oakville, are pretty good across the board. There are a few places we wouldn’t recommend (especially if you’re looking for Oakville luxury real estate) but overall it’s a great place to live. It’s all going to boil down to what kind of home you’re selling and to what kind of people you’re selling it to.
How are the schools? If you don’t have school aged children (or children period), this may not be a question you can answer. Don’t be afraid to tell them this and tell them to talk to their Oakville realtor to find out.
How are the neighbours? You can always say that MOST of them are good, but if they ask you which one’s the one to avoid you’ll have to tell them. It’s better it comes from your than a neighbour watering their lawn telling the buyer about the dispute the two of you have had for the last five years about a fence you tried to put up in your backyard.
How is the house? This is one area you can’t afford to lie about – if you know something is wrong with your property get it fixed and up the asking price!
