Nothing gets your attention like a “How to do the Wrong Thing” sort of post, am I right? There are so many things that can go wrong when you buy a home, and here we’re going to go over all of them. From being an entrepreneur that wants to make a big profit to throwing care and caution to the wind (they’re a great hedge against inflation right?!), it’s high time we talked about it. You don’t want to end up with a bad home, but being prepared will go a long way towards giving you Oakville real estate that you can live with.
Who Needs Financing?
Even if you’re thinking about liquidating some of your assets to invest in luxury Oakville real estate (like your current home for example), you still want to know that you have financing in place to help you buy a home. Getting pre-approved will help you know your budget (if any) and that if something happens your home will be covered. You’ll also be able to look at things like locking in a low interest rate (they’re at historic lows, take advantage while you can) and having an in with sellers to boot.
“I don’t need a home inspector – that foundation looks FINE!”
Oh my, please, don’t do this. You want to have the home inspected as much as you can before you buy. There are better home standards coming to Ontario soon, so if you’re planning on buying property you’re going to find an inspector that suits your needs. You have to have the home inspected, you have to protect yourself in every situation. Just because it says luxury on the price tag doesn’t mean that this piece of Oakville real estate is going to be immune to any kind of issues.
I could go on at length about people that just didn’t know what they were getting into until it was too late. We’ve never had problems here locally, but who wants to be the horror story other realtors tell their clients? We certainly wouldn’t!
“A cheap house is the best investment.”
No! It’s not! You’re going to want to make sure that whatever home you’re buying you’re getting the one that’s not just right for you but BEST for you. A cheap house is never a cheap situation – think of all the renos and other problems you can face with it. Add to that a deranged former owner or who knows what else can happen.
