Survey of 1,000 Real Estate Agents Reveals the Top Six Ways to Sabotage the Sale of Your Home

The most common reasons that a house will not sell in a good market are often well within the control of the home seller according to a recent survey by the ActiveRain online real estate community. In a poll of over 1,000 real estate agents, it was revealed that the top six ways home sellers turn potential home buyers away are:

  1. The home is overpriced
  2. It is difficult to set a showing time
  3. The seller is unwilling to depersonalize or declutter the home
  4. Unpleasant odors
  5. The seller is unwilling to negotiate with buyers
  6. The seller refuses to make repairs

Brad Miller, confirms that these same findings hold true for homes in Oakville. “Our market is highly competitive and as such, accurate pricing is paramount to a successful sale,” stated Brad Miller. “Our team prides itself in providing up to date and accurate market intelligence to our seller clients.  Nothing is worse than falling into the trap of the agent that overprices by design!”

Despite the study results, I would say that #3, staging, or really lack thereof is really the second biggest seller mistake.  We have taken listings that have been on the market for a long time with another agency, sent in our stager and sold it right away for the same money they were previously asking, stated Miller.

“Sometimes half the battle to get a home sold is in the preparation of that home both in terms of an effective pricg strategy and readying the home.  Taking the time to get it right the first time can really help sellers avoid these expensive mistakes.”
