In the greater Toronto area home listings went up about 16% from the middle of May to the middle of June. This means that more people are selling homes and home shoppers will have a much better selection of homes to choose from. If you’re looking to buy Oakville real estate, now’s the time to start looking! The great news is that if you’re looking for houses in Oakville you’re in luck (for a couple more months any way), but if you’re looking for real estate inside Toronto proper fewer homes are going on sale.

Buy Sooner and Save More

Price growth, or the rate that selling prices rise, has been increasing steadily over the past year. In the first two weeks of June alone average prices have increased 8% compared with June 2011. It could take another year for home prices to stabilize (this happens with housing booms), but the longer you wait the greater the risk you run of prices just rising ahead of anything you can get ahead of. The amount of homes on the market are beginning to slow down; this means that over the next six months there will be less homes to buy and prices will keep going up.

What Does Increased Inventory Mean?

Increased inventory means that there are more homes for sale on the Oakville real estate market than there were in months before. It’s a good sign of market growth, as long as there aren’t so many homes that nothing is moving. As long as home buyers keep snapping homes up at the same rate that they’re going on the market, this is a great thing.

For the next six months inventory will become lower, as sellers stop putting so many homes on the market. This can make finding your dream home difficult, but when you choose the Goodale Miller team we’ll help you find the right one!
