If you’re looking into investing, you may have heard the term “condotel” or condo hotels – but are they really a good investment? Even when looking at the cost of an investment cottage, it’s tempting! Just think about it, instead of trying to sell something for an entire month (what you pay), you could charge hundreds of bucks a night every day of the month. But that kind of agreement only works out when you have guaranteed occupancy, which no property manager can ever offer. Spring is just around the corner – any day now the snow (what there was of it) will start melting, people will be out in droves trying to find the 3 bedroom condo they heard about on Kijiji by some random guy in Winnipeg for his own amusement, and it’s the season for scams! From buying lemons and flipping them before the buyers can figure it out to sending out invoices to companies that are trying to get everything covered by the end of the month, there are things you need to look out for. Don’t get trapped with spring scams, especially when it comes to Oakville real estate!

Here’s a hint – it’s not always because you have bad credit! If you’re self employed with your own business it can happen, if you are retired, work seasonally or just have an erratic job history (but an acceptable income) you could run into problems too. A high debt to income ratio can be a barrier to a low interest rate, and of course having bad credit never helps the situation. If you’re not looking at the right lender or in the right lender category you could fall into some trouble too. When it comes to luxury real estate, Oakville has a lot to offer – but you still need to know you have the right financing in place.
