Ontario is moving to put a stop to “phantom bids”, in a move that would allow sellers to custom fit how much they pay in fees to agents, depending on what they actually need from a realtor. This way if you’re buying or selling a home you’ll be able to make sure that you’re getting what you need from your Oakville luxury realtor (us!) without having to bundle in a lot of services that you just don’t need. A lot of the new rules will be a repeat of what’s already in the RECO rules (Real Estate Council of Ontario), but they’ll also put a stop to phantom bids.

If you’ve been to Toronto lately you know how much of a pain parking can be – but what if you live here? Parking spots are going for $60k and more, and that’s just for people who can find them. A lot of people are ending up just ditching their cars or picking them up on the weekend, but then again, you have to find somewhere to park. Here we’re going to talk a bit about the crazy parking situation across the GTA and a bit about how Oakville luxury homes for sale tend to have plenty of parking (no pressure of course!)

A lot of sellers don’t like mortgage contingency attached to bids for luxury homes for sale, but for many buyers this is the way to go. You want to make sure that you’re protected from any problems down the road – and unless you can afford to pay all cash for this home, you’ll have to have the contingency as part of your bid. This may cost you the home if you’re working with a finicky seller, but it’s important that you’re protected the whole way through. When it comes to selling homes, even during this busy time of year, closets bring the bids. It’s not just about being tidy and keeping things out of the way – it goes all the way down to the core of our psyche as human beings. Think of closets as a time capsule, a window into the life of a person; outfits, hobbies, everything that makes a person a person ends up in a closet. If people were find with just hanging racks everywhere they would do that, but there’s just something about a closet that makes us happy.

While we focus on luxury Oakville real estate, the Odeon Tower Penthouses in Monaco going for a quarter of a billion (that’s right!) dollars really take the cake! There are some places in the GTA that top out at around or a little above $20m, but these 49 story high penthouses are on another level. Sky duplexes so high that you can see the curve of the horizon – but would you be willing to pay the premium? It’s the most expensive real estate on the planet (to date), let’s take a closer look at what $250m buys.
