It’s easy to not only forget about how important the entrance of your home is, but you can just as easily get carried away with it. Your entrance needs to not only welcome people in to your Oakville home for sale but it should also give them a teaser of what’s to come. It doesn’t need to be an overwhelming home selling machine, but it does need to help people understand what they’re walking into. If you have some unusual decorating choices throughout the rest of your home, you’re going to want to take a ‘lil break from being quirky in your entrance.

No one wants to pay more than they have to – if you’re refinancing your home to upgrade before you sell or you’re about to buy a new home, you have to know how to find the best mortgage. It all starts with understanding how much you can really afford. Just because you’ve been pre-qualified or pre-approved for an outrageous amount doesn’t necessarily mean you should buy a $500,000 home! Think about how much this is going to cost you in minimum payments over the life of the loan; can you afford to pay double that? The faster you pay off your mortgage the faster you sock away equity for the future.

You’ve found the right home, you have your financing in place, now it’s time to choose the right closing date for your Oakville luxury real estate. If you don’t have a say in your closing date you might be in trouble – it’s one of the few things you can control! If you close at the beginning of the month you’ll have to pre-pay interest, while closing at the end of the month will make your closing costs much smaller. You don’t want to try to close around the holidays because the mortgage broker and lawyers could be working through a backlog (before or after). Finally don’t make the move until you’re ready – make sure you know when you’re going to be ready to move into your new home.

While there hasn’t been the worst winter on record, it’s still nice to beat the cold and go somewhere warm (even if you’re looking at a spring/summer holiday). If you’re looking to get the best travel deals you’ll actually want to do it a little differently; think about calling a travel agency instead of using a website. Pick a country that might be a little less popular – while Oktoberfest sounds like a great idea you’ll be able to get a lot more bang for your bucks in Thailand. Think outside the box and you’ll be surprised what you can pull together for a weekend or month long getaway.

In traditional building up to 20% of building materials head to the landfill as waste – but what if we could cut that down to 1-2%? It might actually be possible in the next 15 years because of 3D printing. While most consumer grade 3D printers available today have a work area the equivalent of a loaf of bread, it’s something you’re going to want to keep an eye on. Here we’re going to look at how 3D printing works, why it cuts down on waste and some of the advantages of a printed home (20 hour build time, anyone?)

So you want to list your Oakville real estate for sale… but just who actually wants to buy your house? Half the trouble (or most of it) can come from trying to figure out buyers and catering to their interests. Some will be suspicious of an American style housing crash here in Canada and can be more cynical when it comes to buying luxury Oakville real estate. Others are taking a long view and trying to avoid inflation by buying now. Many are sick of paying high rents and would rather build equity.
