Showing your home is like running a business: you’re going to need to be prepared! From understanding what people are looking for to getting the place ready for a showing, you’re going to need to be able to take a step back and understand what people want out of a house. It’s not really about the house itself, but what it represents to a buyer. You’re going to need to project a certain kind of image to make sure that the house moves off the market. Let’s get started and see how you can sell your home!

Who is Buying?

You should work with an Oakville real estate agent from the start so you can know who is buying a home before you think about staging! They’ll be able to help you figure out just what buyers are looking for, and they’ll help you understand everything you need to know about buyers. In some neighbourhoods people will be looking for family friendly homes with good schools and great accessibility. In other neighbourhoods people may be looking to “down size” or “right size” their lives with a smaller home (read: Baby Boomers) and you’ll want to play up the benefits of this kind of home. Knowing who you’re showing to is the best way to kick off the process.

What are the Strengths of Your House?

Selling means understanding the inherent strengths of your home so you can give any quirks in your property a swift kick in the pants; if you have beautiful flooring except for that one little spot, you can use a well-placed rug to detract from it. If you are working with beautiful moulding and awful wallpaper (it happens, don’t worry!), you can use tapestries to play it up. Learn to work with your strengths and weakness, not against them. You want to make your house a home for the people who are going to be walking through those doors.

Be Hospitable

Being hospitable while showing your home for sale is quite easy, you just need to think ahead! If you’re showing in the summer time, turning on the air conditioner will show people who’ve been milling through hot houses all day just how great your property is. Have drinks ready and snacks if you can. During cold months, show up 60 to 90 minutes before the showing so you can turn on the heat and make the house more comfortable.

If you won’t be personally showing your house, make sure that it is easy for other realtors to find and get into. Having a key in a specific place for realtors to use will allow them to bring interested parties by for private viewings. You’ll also want to leave instructions for the realtor to adjust the temperature prior to the appointment (most will do this, it helps sell the house).

Showing your Oakville real estate doesn’t have to be difficult, you just need to plan carefully and know what people are looking for. Present the best image and you’ll be able to move it off the market in no time.
