Showing your home is like running a business: you’re going to need to be prepared! From understanding what people are looking for to getting the place ready for a showing, you’re going to need to be able to take a step back and understand what people want out of a house. It’s not really about the house itself, but what it represents to a buyer. You’re going to need to project a certain kind of image to make sure that the house moves off the market. Being hospitable while showing your home for sale is quite easy, you just need to think ahead! If you’re showing in the summer time, turning on the air conditioner will show people who’ve been milling through hot houses all day just how great your property is. Have drinks ready and snacks if you can. During cold months, show up 60 to 90 minutes before the showing so you can turn on the heat and make the house more comfortable.
If you won’t be personally showing your house, make sure that it is easy for other realtors to find and get into. Having a key in a specific place for realtors to use will allow them to bring interested parties by for private viewings. You’ll also want to leave instructions for the realtor to adjust the temperature prior to the appointment (most will do this, it helps sell the house).
